Defects Liability Period
Upon issuance of the Certificate of Practical Completion, the works site will be handed-overed to the owners/OC. During the defects liability period which usually lasts for six months to one year after certified completion of the works, the works contractor must rectify all defects that appear. When all rectification works are satisfactorily completed, the final certificate would be issued by the works consultant. This would trigger the release of the retention money. Subject to the settlement of final accounts, the works contract can be regarded as completed.
